Use platforms like NoBroker, MagicBricks, and 99acres but cross-check prices — many listings are stale

Orange Tip: In NCR, always ask for the actual carpet area of the flat — not just the BHK label. A 3 BHK can range from 1,100 to 2,000 sq.ft. in the same society.
Step 3: Visit & Evaluate
A rental flat visit should be thorough. You will be living here — take your time and check every corner.
Inspection checklist:
Water pressure and supply timings (borewells vs. municipal supply)
Seepage marks on walls, especially in bathrooms and kitchen
Electrical fittings, switches, and the number of power points per room
Ventilation and natural light in all bedrooms
Condition of fixtures if semi-furnished (AC, geysers, fans, modular kitchen)
Mobile signal strength inside the flat
Lift availability and backup generator cover
Society maintenance quality — visit the common areas and pool
Parking spot allotment and distance from the building
Step 4: Understand Rental Terms
Most landlords in NCR follow standard rental norms, but make sure everything is explicitly stated in the agreement.
Standard rental terms in NCR:
Security deposit: 2–3 months' rent (refundable at checkout, post deductions)
Lock-in period: typically 6–12 months — leaving before this incurs a penalty
Notice period: 1–2 months before vacating
Annual rent escalation: typically 8–10% per year
Maintenance charges: charged separately — clarify what is included (water, security, gym, club)
Society NOC: some societies require an NOC from the landlord for tenants — confirm this upfront
Orange Tip: Always insist on a formal Rent Agreement registered at the Sub-Registrar Office for tenancies over 11 months. A notarised agreement is not legally equivalent.
Step 5: The Rental Agreement
The rent agreement is your legal protection as a tenant. Read it carefully before signing. Key clauses to watch out for:

For an 11-month agreement, registration is optional but strongly recommended. For agreements over 12 months, registration is mandatory under UP law.
Step 6: Police Verification
Police verification for new tenants is mandatory in UP and Delhi NCR. This is usually done online via the UP Police portal or through the local police station. Your landlord is legally required to initiate this within 24 hours of you moving in. Keep a copy of the acknowledgement.

As a tenant, you have the right to:
Peaceful possession of the premises during the lease period
Advance notice of any rent hike — minimum 30 days in writing
Full refund of security deposit within 15–30 days of vacating (as per agreement)
